Build On Your Lot
The fist step in the process is to sit down and learn more about each other. You want to work with a builder you like and trust and we want the same from homeowners. Life is too short for caustic relationships. That is why our first meeting is usually informal over lunch, dinner or drinks. This gives us the opportunity to learn about your family, your lifestyle, and what kind of personality you want incorporated into your home. At the same time you learn about our core values and our passion for building exceptional custom homes.
Don’t Have a Lot Picked Out?
If you don’t have a lot picked out don’t worry, we can help with that. We usually have several lots around Houston to choose from. If we don’t have one in the neighborhood you want we will also try and find one. We aren’t afraid to knock on doors and teardown existing houses to get you where you want to be.
Design and Build Agreement
Once we determine it makes sense for us to work together the next step is to sign a design agreement. It’s really a simple process where we state our intention to work together and outlines the basic scope and price range of your home. The design contract is solely to engage our architectural staff.
Once the architectural drawings are complete, with a detailed set of specifications and budget allowance, we execute a Residential Construction Agreement. Once an agreement is reached we are ready to start construction.
Already Have Architectural and Engineering Plans?
If you already have your architectural and engineering drawings we can move right into the Residential Construction Agreement and begin construction.
Once we sign the design agreement the next step is to visit your home site together. This will help us determine the perfect location to build your home. We want to maximize views and discuss your vision for outdoor living spaces. Would you like a deck or patio? Pool? Outdoor kitchen? These are the things we want to learn from you to blend the outdoor living seamlessly with the indoor space.
Now that we know how to maximize the home site it’s time to start working on the design of the home. This is where we incorporate your ideas like:
- The style of house… Mediterranean, Modern, Soft Contemporary, Traditional…
- How many bedrooms, bathrooms, garage spaces
- Do you want formal living, dining, study, media room, gym, wine room…
- What is your ideal size home
We will take your ideas and inspiration and create your vision. There are usually several meetings and numerous phone calls and emails to get what you are looking for just right.
Now that we have determined the overall layout that fits your family’s lifestyle it’s now time to add your personality with special details that make it truly yours. Details like:
- Special lighting for art work and sculptures
- Do we need to design around certain pieces of furniture
- Coffered ceilings, timber beam details, cathedral ceilings
- Custom closet design
- Home automation and security features
This step can take several iterations as well until we get it just right.
Now that your vision has been created on paper, and we’ve signed the Residential Construction Agreement, it’s now time to bring your home design to life. This is usually where stress levels increase for homeowners and communication becomes critical. But no need to worry… there’s an App for that! At the end of construction we will walk the home together to make sure everything meets your expectations. It’s now time to move-in and start enjoying what you created! Just make sure you invite us to your house warming party.
